VA home buying

How does a VA home purchase work in San Diego?

Published and reviewed October 11, 2026

The short answer

A VA home purchase follows the same broad path as another financed purchase, but the lender must confirm your eligibility and entitlement, the property must meet VA requirements, and the appraisal has a VA specific role. The strongest first step is to clarify your comfortable monthly payment, cash available for closing, timeline, and lender options before touring homes.

Start with the payment, not the maximum approval

An approval amount is not the same thing as a comfortable housing payment. I start with the full monthly picture, including principal, interest, property taxes, insurance, possible HOA dues, and any location specific costs that may apply.

Your lender confirms eligibility, entitlement, loan terms, and underwriting. My role is to help connect those numbers to a realistic property search and offer strategy.

What the VA appraisal does and does not do

The VA appraisal supports the lender by addressing value and minimum property requirements. It is not a substitute for the buyer's own inspections. A buyer should still decide which inspections are appropriate and review the findings carefully with the relevant professionals.

Bair's planning checklist

  • Confirm eligibility and financing details with a VA experienced lender.
  • Choose a payment range that leaves room for the rest of your life.
  • Discuss your timeline, target areas, commute, and property needs.
  • Review comparable sales and property condition before writing an offer.
  • Track appraisal, inspection, contingency, and closing deadlines closely.

The San Diego part of the plan

San Diego County is not one uniform market. Property type, HOA obligations, commute, insurance, taxes, and condition can change the practical fit of two homes with similar list prices. The goal is to compare the complete decision, not only the asking price.
