Terms of Service

These Terms of Service (“Terms”) govern your use of realestate.bairbell.com (the “Site”) and the information and services offered through it. By using the Site or submitting a request, you agree to these Terms. If you do not agree, please do not use the Site.

1. Who we are

The Site is operated by Laquina "Bair" Bell, a licensed California real estate salesperson (DRE #02090381), brokered by LPT Realty, Inc. (DRE #02248983) (“we,” “us,” or “our”). All real estate brokerage services are provided through LPT Realty, Inc.

2. What we offer

The Site lets you request information such as a home value estimate (“The Real Number”), an as-is cash-offer options review, or a buyer consultation. These services are informational and are intended to help you decide how to proceed.

3. Estimates and offers are not guarantees

Any home value, price range, or cash-offer figure provided through the Site or in follow-up communications is a preliminary estimate for informational purposes only. It is not a formal appraisal, a broker price opinion relied upon for lending, or a binding offer to purchase. Actual value and any actual offer depend on inspection, market conditions, title, and other factors, and may differ. Cash offers are not available for every property. We do not guarantee that your property will sell, or sell at any particular price or within any particular timeframe.

4. Eligibility and your representations

You represent that you are at least 18 years old and that you are the owner of the property you submit, or are authorized to act on the owner’s behalf. You agree that the information you provide is accurate and that you have the right to share it.

5. Communications consent

By submitting a form and checking the consent box, you consent to be contacted by Laquina "Bair" Bell / LPT Realty, Inc. at the phone number and email you provide — including by automated dialing systems, prerecorded or artificial voice messages (including AI-assisted voice), text messages (SMS), and email — regarding your inquiry and related real estate services. Consent is not a condition of any purchase. Message frequency varies and message and data rates may apply. Reply STOP to opt out of texts or HELP for help. 6. No agency relationship until agreed in writing

Submitting a request or receiving information does not create a real estate agency, brokerage, or fiduciary relationship between you and us. A representation relationship is formed only if and when you and the applicable broker sign a written agreement.

7. Fair housing and equal opportunity

We are committed to the principles of the federal Fair Housing Act and California fair housing laws. We do business in accordance with equal housing opportunity requirements and do not discriminate on the basis of race, color, religion, sex, disability, familial status, national origin, or other protected characteristics. We do not steer; for questions about schools, crime, or neighborhood demographics we will direct you to authoritative third-party resources.

8. Not legal, tax, lending, or financial advice

Information on the Site is general real estate education only. It is not tax, legal, lending, or financial advice, and we are not a CPA, tax attorney, estate attorney, financial adviser, or lender. Consult qualified professionals regarding your circumstances.

9. Acceptable use

You agree not to use the Site unlawfully, to submit false information, to interfere with the Site’s operation or security, or to use the Site to infringe the rights of others.

10. Intellectual property

The Site and its content, including text, graphics, logos, and design, are owned by us or our licensors and are protected by applicable laws. You may not copy, reproduce, or distribute Site content without our permission, except as needed for your personal, non-commercial use of the Site.

15. Governing law and disputes

These Terms are governed by the laws of the State of California, without regard to its conflict-of-laws rules. You agree that any dispute arising out of or relating to the Site or these Terms will be brought exclusively in the state or federal courts located in San Diego County, California, and you consent to their jurisdiction.

16. Changes to these Terms

We may update these Terms from time to time. The “Effective date” above reflects the most recent version. Continued use of the Site after changes are posted constitutes acceptance of the updated Terms.
